What does rent actually cost in Dubai?
Median registered rent runs about AED 41,500 for a studio, AED 58,000 for a one-bedroom and AED 85,000 for a two-bedroom a year. These are signed contracts, not asking prices β and new tenants pay a median 5.3% more than neighbours renewing the same kind of home.
What people actually pay, by size

|---|---|---|---|---|

| 1 bedroom | 58,000 | 35,000 β 104,859 | 52 | 18,488 |
| 2 bedrooms | 85,000 | 40,000 β 195,000 | 44 | 14,193 |

AED per year. Median of area medians, limited to areas with at least 100 registered contracts in the period. Three-bedroom coverage is thinner, so treat that row as indicative.
The finding nobody publishes: moving costs more than staying
The registry separates new contracts from renewals. Comparing the two for the same area, same property type and same bedroom count across 110 combinations, new tenants pay a median of 5.3% more than tenants renewing in the same place. New was the higher figure in 68 of 110 cases.
In some areas the gap is far wider:
| Area | Size | New contract | Renewal | Gap |
|---|---|---|---|---|
| Dubai Investment Park First | 2 bedrooms | 100,000 | 73,025 | +37% |
| Muhaisanah Fourth | 1 bedroom | 48,000 | 35,700 | +34% |
| Al Thanyah First | 2 bedrooms | 110,000 | 82,000 | +34% |
| Muhaisanah Fourth | 2 bedrooms | 60,000 | 45,150 | +33% |
| Al Raffa | 1 bedroom | 66,000 | 50,000 | +32% |
| Mirdif | 1 bedroom | 64,000 | 48,510 | +32% |
| Mirdif | 2 bedrooms | 84,000 | 65,048 | +29% |
| Warsan Fourth | 1 bedroom | 55,000 | 44,250 | +24% |
Two practical consequences. If you are already renting here, a renewal is usually worth more than the apartment you are tempted to move to. If you are arriving, budget the new-contract column, not the averages quoted in articles β those blend renewals in and read low.
Where the volume is
Areas with the most registered contracts in the period, which also makes their medians the most reliable. The quartile column shows the middle half of contracts β useful because a single median hides how wide a district actually is.

What this means for your visa decision
| If⦠| Then |
|---|---|
| You are pricing a family move | Rent and school are the two recurring costs that decide affordability β see what school actually costs, where curriculum swings the bill fourfold |
| You are weighing renting against buying | Property from AED 750,000 carries a 2β3 year investor visa, and AED 2 million meets the Golden Visa route β see what AED 2M buys by district |
| Your residence is employer-sponsored | A year of rent is usually paid in one or few cheques. Losing the job that sponsors your visa and your lease at once is the scenario self-sponsored routes remove |
- Rent is commonly paid in one to four cheques for the year, so the first month needs the year.
- Agency commission, security deposit, registration and utility connection land on top of the annual rent.
- Quoted "average rent" figures usually blend renewals with new contracts, which makes them read lower than what a new arrival will be offered.
- Rent increases at renewal are governed by a published framework rather than by the landlord alone β check the current rules before accepting an increase.

| Source | Registered tenancy contracts published as Dubai open data, aggregated by area, property type and bedroom count |

Frequently asked questions
How much is rent in Dubai per year?
By registered contracts filed between 2026-07-01 and 2026-08-31, the median is roughly AED 41,500 for a studio, AED 58,000 for a one-bedroom and AED 85,000 for a two-bedroom. Ranges across districts are wide β one-bedroom medians run from about AED 35,000 to AED 104,859 depending on area.
Is it cheaper to renew a Dubai lease or move?
Renewing is usually cheaper. Across 110 matched comparisons of the same area, property type and bedroom count, new contracts were a median 5.3% higher than renewals, and higher in 68 of 110 cases. In some districts the gap exceeded 30%.
Are these asking prices or actual rents?
Actual rents. The figures come from tenancy contracts registered with Dubai's authorities, which is what the tenant and landlord signed β not what a listing advertised.
Why is the quoted 'average Dubai rent' usually lower than what I am offered?
Because averages typically blend renewals with new contracts. Renewals carry older, lower rates, so the blended figure understates what a new arrival is quoted. Budget from the new-contract column.
